Independent land research

Know what the land really is before you pay for it.

Send us a parcel. We check zoning, access, utilities, taxes, restrictions and comparable sales, then give you a written report with the facts and the open questions.

We research and report. We do not sell you land, and we do not give legal, tax or investment advice.

Why a second opinion

Cheap land is cheap for a reason. Find the reason first.

A listing shows acreage and a price. It rarely shows the missing road, the unbuildable zoning or the back taxes. These are the three things we help you settle.

01

Reduce the unknowns

Zoning, legal access, utilities, flood and environmental flags, deed restrictions and HOA rules, checked against county records.

02

Check the price

What comparable parcels in the same area actually sold for, so you know whether the ask makes sense.

03

Match it to your goal

Camping, a cabin, an RV spot, a hold-and-resell. A parcel is good or bad relative to what you want to do with it.

What you get

A written report on one parcel.

Every report uses the same headings, and every figure names its source, so you can verify it yourself.

The report covers

  • Zoning and what it allows on the parcel
  • Legal and physical access
  • Utilities: power, water, septic, internet
  • Property taxes and any back taxes or liens
  • Flood zone, wetlands and other flags
  • Deed restrictions and HOA rules
  • Comparable sales and a price range
  • A list of what is still unknown and who to ask

What it is not

  • Not a title search or title insurance
  • Not a survey or boundary confirmation
  • Not legal, tax or investment advice
  • Not a guarantee that a county will approve a permit
  • Not a sales pitch for any parcel we own

For title, survey and legal questions we point you to the right local professional.

How it works

Four steps, no surprises.

Send the parcel

A listing link or the APN, county and state, plus what you plan to do with it.

Agree the scope

We confirm what we will check and the fee in writing before any work starts.

We research

County records, GIS maps, tax and sales data, and calls to county offices where needed.

You get the report

A written report with sources, red flags and open questions. You decide what to do next.

Questions

Before you reach out.

Who is this for?

People thinking of buying raw land, usually for camping, an RV spot, a future cabin or as a small investment, who want the facts checked before they commit.

Do you sell land to your research clients?

No. A review is a paid research service. We do not steer you toward any parcel we own, and the report covers the parcel you send us.

Which states do you cover?

Tell us the county and state in the form. We confirm whether we can research it before you pay anything.

How long does a review take?

We give you a timeline when we confirm the scope. Counties differ in how fast they answer, so we say so up front rather than promise a fixed number of days.

What does it cost?

The fee depends on the scope and is stated in writing before work begins. Send the parcel and we reply with the number.

Can you tell me whether to buy?

We tell you what we found, where the risks are and how the price compares. The decision is yours. We do not give investment advice.

Request a review

Tell us about the parcel.

The more you send, the faster we can say whether we can help and what it would cover. We reply by email.

We use this only to reply to your request. No fee is charged by sending this form.

Buy land with the facts in hand.

Land should not be a guessing game. A short written report can show you the access, zoning and tax picture before you commit money.

Whether this is your first parcel or your tenth, we will tell you what we can check and what it costs before we start.
